Yes, this is greasy. I like the quote " I have sold these types of Lots in the past without any issues." Of course! The person buying it won't call the cops right? Perhaps a better quote would have been " I have sold these types of Lots in the past and slept fine at night, so you shouldn't worry about it, even though you are the one committing fraud."

Yeah, it’s beyond shady. It’s clear what the intent is.

I'd venture it's so shady as to be not legal in most states, and certainly not ethical.

It boils down to what is “original” .  I think that this guy is stretching it.   If you are restoring a boat, sometimes none of it is original, just a pattern .
